The Architectural Inspector will be responsible for inspecting and monitoring the quality of the architectural work on-site, ensuring that the construction is in full compliance with approved drawings, method statements, design specifications, building codes, quality standards and local authority regulations. You will, work closely with the resident engineer, architects, and contractors to ensure the project progresses smoothly and that any architectural issues are identified and resolved in a timely manner.

• Conduct regular site inspections to monitor the quality of the architectural work and ensure it is being executed according to the approved drawings, method statements design documents, specifications, applicable building codes, and local authority regulations.
• Track and report on the progress of architectural works, ensuring that tasks are completed according to schedule and in compliance with project timelines.
• Identify any discrepancies or issues during construction, whether related to design, quality, or materials, and report any deviations, defects, or non-conformities with the approved construction methodologies. Provide detailed documentation on issues and follow up to ensure resolutions are implemented.
• Review and ensure that construction documents, including shop drawings, materials, and product submittals, are in compliance with the approved design documents. Maintain thorough records of site inspections, reports, and actions taken.
• Work closely with the project manager, architects, engineers, contractors, and subcontractors to coordinate and ensure that architectural requirements are met and properly integrated with other project disciplines.
• Assist in addressing any client queries regarding the architectural aspects of the construction process. Provide feedback on architectural issues and progress to the client as needed.
• Ensure that all architectural work complies with local regulations, health and safety standards, and environmental guidelines. Monitor and report on safety procedures to ensure a safe working environment for all site personnel.
• Witness mock-up installations, sample approvals, and material testing.
• Inspect architectural materials and finishes delivered to the site to ensure they conform to project specifications and quality standards. Verify that materials and products are being used correctly during construction.
• Track and report on any architectural deficiencies, recommending corrective actions. Ensure that all issues are resolved before final inspections and project handover.
• Provide regular reports on site progress, architectural inspections, and quality control issues. Ensure clear communication between the site team, contractors, and consultants.
• Assist in the preparation of snagging and de-snagging reports and monitor the close-out of punch list items.

• Assist in preparing for final inspections and handover, ensuring that all architectural elements meet the design specifications and client requirements before project completion.

Experience & Qualifications

The minimum qualifications for this role are:

• Bachelor’s degree in Architecture

• At least 8 years of experience in architectural inspection, site supervision, or construction management, with at least 5 years of experience working on-site in the UAE or GCC region.

• Experience working on a wide range of project typologies, including hospitality, luxury residential, mixed-use developments, commercial, or institutional projects.

• In-depth knowledge of UAE or GCC construction regulations, building codes, and architectural practices.

• Strong experience in architectural site supervision and inspections, with a keen eye for detail and a strong understanding of construction methods and materials.

• Familiarity with architectural software such as AutoCAD, Revit, or similar tools is desirable. Proficiency in Microsoft Office for reporting and documentation is essential.

• Ability to closely inspect and identify issues related to design, quality, materials, and workmanship, and communicate these effectively.

• Strong verbal and written communication skills, with the ability to interact professionally with clients, consultants, contractors, and the project team.

• Ability to identify problems on-site and recommend effective, timely solutions to keep the project moving forward.

• Solid understanding of site safety protocols and regulations. Ability to identify safety hazards and report them effectively.

The Senior Interior Designer – Site Execution will be responsible for managing and coordinating all interior design-related site activities, ensuring the project is delivered in line with drawings, specifications, timelines, and quality standards.

Roles & Responsibilities

The main duties of the Senior Interior Designer – Site Based include, but are not limited to the following:

• Report directly to the Resident Engineer and liaise with the Interior Design Consultant
• Oversee day-to-day site activities related to interior works and fit-out
• Review and respond to contractors submittals (shop drawings, method statements, and material submissions, material fixtures, etc.) and ensure that all submittals are as per design / specification and local authority.
• Work closely with contractors to ensure buildability and execution feasibility
• Conduct regular site inspections to monitor progress, workmanship, and compliance
• Resolve site issues, clashes, and coordination challenges across disciplines (MEP, structure, architecture)
• Track and manage snagging, de-snagging, and handover processes
• Support program management and progress tracking for interior works
• Ensure compliance with local authority regulations and site safety standards
• Liaise with procurement teams on material delivery and installation sequencing
• Preparation and presentation of interior design and finishes to client and project team
• Attends client meetings and records discussion through minutes of the meeting
• Responsible for the interior design requirements and fulfilment of client’s needs
• Respond to RFIs pertaining to interior design. Assist design office in answering design related RFIs and correspond in coordination with the project lead.
• Conducts regular site inspections to ensure work progresses as per approved interior design.
• Evaluate and give recommendation on alternative proposal; for value engineering.
• Extensive knowledge base in finishes and FF&E and local market.
• Managing the approval of site mock ups with the client and PMC
• Attends technical and design coordination meetings, provides practical solutions to design issues and concerns.
• Ability to provide monthly reports.
• Detail oriented person and must have an eye for design
• Familiar with the local and international building codes, regulations, and safety codes.

Minimum Requirements

The minimum qualifications for this role are:

• Bachelor’s degree in architecture, Interior Design, or a related field from an accredited institution.
• Minimum 10 years of experience in interior design, with at least 5 years in a senior role delivering high-end hospitality projects in the UAE.
• Proven track record in delivering five-star hotel projects.
• Strong understanding of UAE local codes, regulations, and authority requirements.
• Expertise in detailing joinery, casework, millwork, and built-in elements.
• Familiarity with premium global brands in FF&E, plumbing fixtures, appliances, architectural hardware, and sanitary ware.
• Proficiency in design software: AutoCAD, SketchUp, Adobe Creative Suite.
• Fluent in English (written and spoken).
• Strong communication and leadership skills, with the ability to coordinate across multidisciplinary teams
• Excellent organizational and project management skills, capable of managing multiple workstreams.
• Demonstrated experience with large-scale hospitality projects, including hotels and restaurants
• Experienced in hospitality and residential projects
• ID Fit out contractor experience is an added advantage.
• Proficiency in various design software such as CAD ,Revit are required and Photoshop, InDesign, Sketchup are added advantage.
• Excellent written and spoken English and able to communicate clearly and efficiently
• Strong command in executing the works as per the design have demonstrated skills in decision making
• Comfortable in fast paced environments and can work under pressure
• Good hand sketching ability to demonstrate ideas

• Conduct regular site inspections of interior design and fit-out works to ensure compliance with approved drawings, specifications, material submittals, samples, mock-ups, and design intent.
• Inspect the quality and workmanship of joinery, marble and stone, tiling, flooring, ceilings, wall finishes, painting, doors, ironmongery, decorative finishes, and other interior works.
• Ensure works are properly completed and prepared prior to inspection, with all required approvals, shop drawings, material approvals, and method statements in place.
• Review and attend Inspection Requests (IRs) and Material Inspection Requests (MIRs) related to interior works and provide inspection comments as required.
• Identify deviations, defects, and design discrepancies and coordinate with the Contractor, QA/QC team, Project Coordinator, and Senior Interior Designer for timely resolution.
• Raise and follow up on Non-Conformance Reports (NCRs), Site Observation Notices (SONs), and design-related observations where required.
• Review relevant shop drawings, coordination drawings, material samples, and technical submissions to ensure compliance with approved Interior Design requirements.
• Attend mock-up/prototype inspections, factory visits, and third-party testing as directed by the Project Coordinator or Senior Interior Designer.
• Verify that installed materials, finishes, colours, detailing, alignment, joints, levels, and overall workmanship meet the approved samples, prototypes, and project quality standards.
• Prepare and manage snagging and de-snagging for interior works and carry out pre-handover and final inspections.
• Review relevant as-built drawings and site conditions to ensure that completed works and approved changes are accurately reflected.
• Assist with project handover and close-out, ensuring outstanding interior design and quality issues are resolved.
• Maintain accurate records of site inspections, IRs, material inspections, NCRs, SONs, snagging reports, and related project documentation.
• Check material deliveries on site when required, ensuring compliance with approved materials and samples.
• Support the HSE team in maintaining proper site standards and protection of completed interior finishes.
• Assist with AutoCAD drawings, site mark-ups, sketches, and other design documentation as directed.
• Complete daily inspection/work schedules and contribute to Lessons Learned throughout the project.
• Conduct snagging & damaging at the close out stage of the project and prepare the punch list.
• Conduct Material of Site inspections

Experience & Qualifications

• Diploma or Bachelor’s degree in Interior Design, Architecture, Civil Engineering, Construction Management, or a related field.
• 5–8 years of relevant experience in interior design inspection, interior fit-out, architectural finishing, or site supervision, preferably with experience on high-end UAE projects.
• Proven experience working on hospitality, luxury residential, commercial, retail, F&B, or high-end fit-out projects within the UAE or GCC.
• Strong practical knowledge of interior finishes and construction, including joinery, bespoke cabinetry, marble and stone, tiling, flooring, ceilings, wall cladding, painting, decorative finishes, doors, ironmongery, glass, and feature elements.
• Strong ability to interpret and review Interior Design drawings, architectural drawings, shop drawings, details, specifications, material submittals, and approved samples.
• Experience in inspecting works against approved mock-ups, prototypes, material samples, and design intent, with a strong eye for detail and quality.
• Hands-on experience with Inspection Requests (IRs), Material Inspection Requests (MIRs), NCRs, Site Observation Notices (SONs), snagging, de-snagging, and project handover.
• Experience coordinating with Contractors, subcontractors, consultants, QA/QC teams, suppliers, and Interior Designers to resolve site and design-related issues.
• Good understanding of UAE construction practices, authority requirements, project specifications, and consultant/contractor quality procedures.
• Experience attending factory inspections, mock-up reviews, material inspections, and testing for specialist interior finishes and joinery is an advantage.

Roles & Responsibilities

Project Commercial Performance

• Lead the commercial and contract administration of the construction contract on behalf of the Engineer’s site supervision team.
• Monitor the construction contract value, measured works, committed costs, variations, and forecast final account for the Client’s information.
• Establish and maintain project commercial controls, budgets, forecasts, and reporting.
• Prepare accurate monthly commercial forecasts and identify emerging financial risks and opportunities.
• Monitor actual performance against approved budgets, fee proposals, and project plans.
• Advise Project Directors and senior management on commercial performance and corrective actions.

Team Leadership & Stakeholder Engagement

• Lead, manage, and develop the Quantity Surveying (QS) team, ensuring high-quality and consistent commercial delivery across all assigned projects.
• Act as the front face to the senior management of the Client and the Contractor for all commercial meetings, negotiations, and key commercial engagements.

Contract Administration & Payment

• Administer the construction contract on behalf of the Engineer in accordance with the FIDIC Conditions of Contract.
• Review and assess the Contractor’s Interim Payment Applications and recommend Interim Payment Certificates to the Engineer.
• Identify works instructed or carried out beyond the scope of the Contract and address the associated commercial implications.
• Assess the Contractor’s entitlement to additional payment and evaluate the supporting commercial substantiation.
• Evaluate and agree the valuation of variations, dayworks, and changes to the Works with the Contractor.

Tendering, Procurement & Provisional Sums

• Lead and manage the entire tendering process for project packages, from initiation and pre-qualification through evaluation, award, and closure.
• Manage provisional sum packages, including their definition, procurement, valuation, adjustment, and final closure.
• Oversee the procurement of specialist and high-end packages, ensuring commercial value, compliance, and protection of the firm’s interests.

Claims & Commercial Negotiations

• Lead the financial assessment and valuation of the Contractor’s claims. 
• Review costs associated with delay, disruption, prolongation, acceleration, variations, and other
  commercial events.
• Evaluate supporting records, quantities, rates, resources, and cost substantiation.
• Develop commercial negotiation strategies and settlement positions.
• Lead commercial negotiations with clients, contractors, consultants, and other stakeholders.
• Protect the firm’s commercial interests while maintaining constructive client and project relationships.

• Maintain project commercial risk and opportunity registers.
• Identify potential financial exposure and revenue opportunities at an early stage. 
• Assess the commercial implications of contractual, technical, programme, and scope
  changes.
• Escalate significant commercial risks to senior management with clear recommendations.
• Develop and implement appropriate mitigation and recovery strategies.

• Review construction and consultancy agreements and identify key commercial and contractual obligations, risks, and entitlements.
• Provide practical contractual advice to Project Directors, Project Managers, and commercial teams.
• Review FIDIC and other commonly used construction contracts and bespoke amendments.
• Identify contractual provisions affecting payment, variations, claims, extensions of time, and
  commercial exposure.
• Lead the contract management and administration of projects in accordance with FIDIC and other applicable contract forms.

• Assess the contractual basis of variations, claims, and other commercial events.
• Review compliance with contractual notice and submission requirements.
• Identify contractual time bars and procedural requirements.
• Provide contractual input into the assessment and negotiation of claims.
• Review the contractual basis of Extension of Time (EOT) submissions and coordinate with
  planning and commercial teams.
• Support the commercial team in establishing defensible entitlement and negotiation positions.

• Review significant contractual notices and correspondence before issue where appropriate.
• Monitor key contractual deadlines and obligations.
   
• Identify contractual risks arising from project correspondence, instructions, delays, and changes.
• Support Project Directors in managing significant contractual matters. 
• Assist in dispute avoidance and early resolution of contractual issues.
• Coordinate with specialist Contracts Managers or external legal advisors on complex contractual matters where required.
• Prepare, review, and manage contractual correspondence, ensuring accuracy, timeliness, and protection of the firm’s contractual position.

Experience & Qualifications

• Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, Architecture, or related discipline.
• Professional membership of the Royal Institution of Chartered Surveyors (MRICS) is strongly preferred.
• Minimum 15 years’ relevant professional experience.
• Significant experience in the UAE construction and consultancy market.
• Strong commercial management experience within an architecture, engineering, project management, or multidisciplinary consultancy.
• Proven experience in fee management, cost control, variations, claims, forecasting, and commercial negotiations.
• Strong working knowledge of FIDIC and other major construction contract forms.
• Extensive experience in contract management and administration, with a strong FIDIC background.
• Proven experience managing the full tendering process – from initiation through to closure – including provisional sum package management.
• Demonstrated experience leading and managing a Quantity Surveying (QS) team.
• Experience with high-end, ultra-luxury brands and their procurement is highly desirable.
• A Western-educated background combined with strong Middle East experience is preferred.
• Well versed in the preparation and management of contractual correspondence.
• Self-driven, highly organised, and able to operate with minimal supervision.
• Exposure to AI tools (such as Claude and similar) is an added advantage.
